Commercial Expression of Interest closed

Having conducted community engagement and a public expression of interest to lease (EOI) of the Pavilion in Fitzroy Gardens, Council proposes to enter into a lease of the Pavilion with Hugh Allev/Vue Group pursuant to section 115 of the Local Government Act 2020. With years of experience in running some of the world’s top hospitality venues, the Hugh Allen/Vue Group’s vision is to create an iconic destination at the Pavilion that pays respect to and celebrates all things Melbourne, whilst at the same time embodying Council’s objectives as set out in the EOI. The proposed lease will be subject to the following terms and conditions:
  • Initial term of 15 years with an option to renew for a further term of five years.
  • Commencing rental subject to valuation and rent incentives.
  • Annual rent increases of 3.5 per cent and reviewed to market at the commencement date of the further term.
  • The permitted use is a restaurant and ancillary hospitality workshop and programs.
  • Substantial capital works investment by the Tenant including refurbishing the premises with a sustainable and energy efficient design and a modern fitout.
  • Other terms and conditions as may be required by the Minister for Energy, Environment and Climate Action and Council’s Chief Legal Counsel.
